5. Preamble contains:

a. Area in acres and square feet in parenthesis, showing correct decimal places

b. Survey name and Abstract number

c. County and State

d. Parent tract acreage and/or Lot / Block / Reserve with subdivision name and recording information

e. Grantor’s name and current grantee’s name

f. Deed execution date or filing date (specify)

g. Recording information: File Number / Film Code / County Recording Location

6. COMMENCING and POINT OF BEGINNING are capitalized.

7. POB coordinates (N and E) with commas and two decimal places and POB station and offset are shown after the first mention of POINT OF BEGINNING in the same call.

8. ROW monuments set in proposed ROW line at all PCs, PTs, and PIs. (Actual bearing changes on ROW lines; not projected from baseline.)

9. Calls are numbered consecutively and indented from preamble.

B. Property Description Requirements for General Land Office and Permanent School Fund Parcels

1. All previous property description requirements are met.

2. N and E coordinates with commas and two decimal places shown at the end of each call.

3. N and E coordinates with commas and two decimal places shown at the end of each call.

4. Adjoining ownership information includes physical addresses.

5. Name of the water feature being crossed by the highway.

6. GLO parcel does not overlap adjoining parcels.

7. No Access Denial Lines within the GLO parcel.

8. LSLS certification includes:

3. Text size must be at least 0.06 inch (Leroy #60); graphics and text must not overlap or be dark, light or fuzzy.

4. Title block in lower right corner of each page includes:

a. Title: PARCEL PLAT SHOWING PARCEL (#)

b. Highway designation

c. County

d. RCSJ

e. Original month/year

f. Scale: 1”=50’ or N.T.S. (1”=100’ by written permission only)

g. Page numbers (4 of 4, etc.) continue page numbering from property description and increase with baseline stationing.

h. Consultant’s name, TBPLS Firm Registration Number, address and phone number (no company logos) above title block.

5. The first parcel plat page also includes:

a. Taking table above title block and consultant identification.

b. Show taking area in acres and in square feet.

c. Math checked on remainders (do not subtract easement acreages). Show decimal places matching lowest number of decimal places shown in the taking acreage or the existing acreage.

d. Show LT or RT suffix for remainder acreage.

e. If parcel is split by a survey line, show approximate acreage (and square feet) taken from each survey/abstract and the total taking acreage (and square feet) for the parcel.

f. Revision area above taking table is clear of graphics – no tables or squares.

g. Revision statements include:

1. Month and year of revision

2. Specific description of each revision shown on that parcel only

3. Name of company performing revision

32. Structures are identified by number of stories, type (wood frame/metal/brick), and use (commercial/residential).

33. Show dimensions for structures, paved parking areas, and signs bisected by proposed ROW lines (use detail drawing if necessary).

34. Show and label tank cap locations if proposed ROW line crosses through any gas stations.

35. Show and label well locations, historical markers, and grave sites if included inside or within 50 feet of proposed ROW.

36. All data matches exactly between documents and format is consistent.

D. Parcel Plat Requirements for General Land Office and Permanent School Fund Parcels

1. All previous parcel plat requirements are met.

3. State Tract number (found on the GLO’s GIS website).

4. Show county name in graphics.

5. Physical addresses for all adjoining properties.

6. Name of the water feature being crossed by the highway.

7. Primary direction of the water flow with a labeled arrow.

8. Elevation of the MHHW or MHW (as applicable).

9. GLO parcel does not overlap adjoining parcels.

10. Existing and proposed highway structure locations in the background topo.

11. Show vicinity map with the parcel location clearly marker (USGS Quad Map or TxDOT County Road Map detail).

12. Profile views (cross-sections) of the waterway along the leading and trailing faces of the highway structure(s) from high bank to high bank.
